The usual time in Madrid is between 45 and 60 days. This time is spent on the formal approval of the mortgage by the bank, the 10-day FEIN transparency period, and the notary's schedule.
It is the Technical Building Inspection (Building Evaluation Report). In Madrid, it is mandatory for buildings over 30 years old. It is crucial to know if it has been passed and if the result was "favorable" to avoid structural surprises or millionaire extra community fees.
By law, the bank assumes the agency, notary, and registry fees. You only have to pay the property appraisal (between €300 and €600) and the opening commission if your bank applies one.
Everything that stays in the home must be reflected in writing in an inventory annexed to the earnest money contract (arras). If it is not explicitly signed, the seller could legally take it before handing over the keys.
